Floor Joists
Floor joists will be laid in the loft on packers from each load bearing wall or on to steel beams as per the plans. 22mm T&G sheet flooring will be laid over the top of the joists.
Wall Construction
External walls are constructed from 50x150mm timber, insulated on the in side, the out sides are sheeted in ply or OSB boarding, the outside finish is a choice of render, tile hanging or uPVC cladding.
Internal Walls
Are not insulated unless asked to be, the walls are covered in plaster board and then given a covering of plaster.
Windows
Windows are to be as close a match as possible to the main house. If vertical windows are not fitted then roof type windows will be used.
Doors
Doors to the loft room /s must be half hour fire rated and fitted with a fire seal, all doors to the rest of the house that lead on to the hallways on each floor need to be 1/2 hour fire rated. No glass doors or glass panels are allowed in the hallways.
Fire Alarms
Fire alarms will be fitted to each floor of the house, these alarms are fitted to the mains power supply each have a battery back up and are interlinked.
Electrics
All electrics are fitted to IEE standards. Each main bedroom will have four double plug sockets, one light switch and one light, all lights can be upgraded. If a shower room is included it will have one light and one switch (pull cord inside the room or a switch out side the room).
Stairs
Your new stairs will be designed for your loft. Essex based workmen mean all designs are carried out on site. Stairs are made from soft wood and MDF with turned spindles and softwood handrails, all handrail and spindles can be up-graded.
